When you make that move to place your home on the Ashford market, you may be wondering if you haven't sold before what documents are needed nowadays in order to get your house sold. Estate agents will need proof of identity and proof of address for anti-money laundering purposes to list your house on the market. A copy of a valid EPC will also be needed, then from there the Solicitor will ask for additional documents, such as a property information form (TA6), the title deeds, the fixtures and fittings form (TA10) as well as any additional work certificates that have been completed while you have lived in the home. For example, a gas safety certificate or planning permission.

What is a TA6 form?

A TA6 form is also known as the property information form. It is compiled of information on your property and needs to be filled out when the sale of your home is agreed upon. It will include things such as the boundaries, if it is listed and if there is any Japanese Knotweed at the home.

What is a TA10 form?

Also known as the fixtures and fittings form, the TA10 form is created once the sale has been agreed upon and is a legally binding document. It will state everything that is excluded and included in the property sale. For example, any kitchen appliances, radiators etc. Be aware that what is listed in this document when agreed will have to be there when the property completes otherwise you could be fined.
