How to be a great Ashford buyer!

Many buyers that I have dealt with over the years have always considered agents to be the enemy as clearly, we work for the vendor and therefore we can’t be trusted. This cannot be further from the truth, the sale and purchase is a partnership in which we are all aiming toward a common goal, this being moving house! This is a working relationship so there has to be trust and mutual respect.

Before you have even viewed a house make sure you can afford it, get an agreement in principle from a lending source, make sure you have enough deposit and think about the timescale of when you want to ideally move by. When you register with an agent looking for property these are generally questions that we ask you, why would you either want to go and see a house or imagine that you could be shown around a property if you don’t know that you can get the appropriate finance? You would never dream of going food shopping without any money and expecting to go home with a dozen eggs.

Be prepared to furnish the agent with proof of the above and you instantly become a great buyer to deal with, you have shown commitment, reliability but most of all openness and a willingness to co-operate. Once you have offered they will always ask for this information anyway so why do it early?

Assuming you find your ideal house work closely with the agent, ask them for advice if you don’t understand an issue and if they ask you to chase your solicitor or lender for some information or an update, do it. The quicker you do this the quicker you will be living in your dream home.

Don’t forget, as I said before the agent is not the enemy and if you work together you can all make your potentially stressful purchase much easier.
