ashford estate agent listing home

You're preparing to list your home for sale, which is an exciting time. You're going to show your home in the best light possible and give yourself the best chance of selling quickly at the highest price. But don't get too excited: there are some things you need to do first!

De-clutter

Now that you've de-cluttered your home, it's time to make sure it's ready for the market. To do this, you need to get rid of anything that doesn't belong in your home. This includes items like extra furniture and decorations, as well as toy boxes and stashes of old clothing.

The goal here is to make sure everything in your home matches its purpose. If you have a room that serves only one purpose (such as a guest room), then all the furniture should be designed for use by guests. If the room has multiple purposes (like a dining room/living room combination), then any extra furniture should complement both uses equally well.

Clean up

  • Remove personal items. It's important to remove any personal items from your home before putting it on the market. Whether it's clothing, family photos or old toys, you want to make sure that buyers can envision themselves in the space.
  • Clean up the garden and garage. If there are plants or bins out front of your home, clean them up and tidy up any clutter around the property lines as well! If you have a garage that needs cleaning or organising (or if you'd like to stage a car or boat), consider taking care of this project before listing your house for sale!
  • Clean off all surfaces inside and outside of your home so that they're shiny and new-looking when prospective buyers come to see what's available here -- but don't go overboard with things like wiping down every wood finish surface in sight; just make sure everything looks neat enough for people who might visit on short notice during normal business hours at work should be able to recognise their own potential purchase when they set foot inside these premises once more later down road during future visits after buying it back then selling again several times over again throughout future months ahead years so far before first starting over again tomorrow morning daybreak sunset sunrise midnight noon high noon moonrise sunset rise fall

Make repairs

Now that you've done an initial walkthrough of your home, the next step is to make a list of all the repairs and maintenance issues you'll need to tackle. Repairing these items can be expensive, but by doing it before putting your home on the market, you can avoid having buyers walk away from making an offer because of an issue that's easily fixable. The longer a potential buyer waits for a repair, the more likely they'll find another house instead of waiting around for something to get fixed. Here are some common repairs that should be addressed:

  • Broken windows or doors
  • Leaky faucets or fixtures
  • Cracks in the walls (and anywhere else!)

Stage your home

  • Clean and tidy. You want your home to look like a place someone would want to live in; therefore, it's important to clean up any messes before listing your home.
  • Well lit. Without good lighting, buyers may feel uncomfortable in the space and think it's not worth their time or money.
  • Well aired out: It's important that prospective buyers are able to breathe easily when touring your home — especially if they have allergies or respiratory issues! Consider leaving windows open during the day as much as possible when cleaning and staging for showings if needed; this will help air out any odours that might be lingering around from cooking or pets' litter boxes (which should all be cleaned before showing). Airing out can also help reduce allergens brought into the space by people walking through without taking off their shoes first (or even worse... wearing dirty sneakers!), so keep an eye out for those too! Airing out also makes sure carpets don't get musty smelling over time by getting rid of excess moisture buildup on them too - something which might put potential buyers off buying up big ticket items like carpeting because they don't want any mouldy surprises popping up later down the road after purchasing their dream house under false pretences!

Buyer's don't always want to do any work, so make sure your home is ready for the market.

  • Clean and declutter the interior of your house. Buyers don't want to feel like they'll have to spend time cleaning up after they move in.
  • Make sure all appliances are operational, including major appliances like refrigerators and stoves. If you're selling a home that has an outdoor grill, clean it thoroughly and make sure it works as well!
  • Repair any damage to floors or walls that may be visible in photographs taken by potential buyers who view your listing online or through open houses before their personal walkthroughs of the property with you on site.

So, if you’re thinking about selling your home in the near future, make sure it’s ready for that big day. Many buyers don’t want to make repairs or deal with the hassle of staging a house themselves. They want everything to be perfect and ready for them right when they walk through the door so they can fall in love with it right away!
