Choose your agent

• Choose an agent who is trustworthy.
• Choose an agent who is experienced.
• Choose an agent who is local.
• Choose an agent who is available to you and can meet your needs, whether it's during normal business hours or after-hours maintenance emergencies such as boiler breakdowns or floods.
• Choose an agent who will do your inspections, property checks, register the deposit with the DPS and complete inventories.

And finally, choose someone with a good reputation in the community so that they have built up relationships with other landlords, tenants and property managers--and know how all those pieces fit together!

• Make sure they can afford the rent, and that they have good references and a stable job history. If you're renting out an apartment or house, you'll also want to make sure your new tenants have enough money saved up for their first month's rent (and deposit).

Appeal to the target audience

• Make sure your property is well presented. The better it looks on paper and in person, the more likely tenants will be to want to rent it. If you can't afford professional photography or interior design services, enlist family members or friends who have an eye for detail and ask them for help with making small improvements like cleaning up clutter and making sure all surfaces are clean and dust-free (or better yet, try hiring someone).
• Make sure your location is good. As with any rental, location matters!

• Smoke Alarms
• Co2 detector in any room that has a gas appliance
