Lettings market update for Ashford, Kent.

The average rental price in England for July 2022 was £1,238. This was an increase of 17.96% from £1,050. Goodlord believes this was due to the high amount of student rentals, which included high value properties. This is their largest ever rental price. While rental prices increased, the length of void periods has decreased from 17 to 10 days on average in England. “The lettings market is incredibly busy and demand shows no signs of abating this summer. Agents are working hard to ensure good quality homes stay in the rental market and tenant demand is met.” - Tom Mundy, COO at Goodlord.

Goodlord, August 2022.

In Ashford, we are still seeing a busy rental market with some properties being let before the previous tenant has moved out, decreasing the length of void periods down to a minimum number of days. Void periods will include time for an inventory and any maintenance work that needs doing on a property. Landlords in the Ashford area are still seeing their properties reach high monthly figures.
